Moultonborough Real Estate Guide

Moultonborough real estate is where buyers go when they want space, privacy, and some of the finest waterfront on Lake Winnipesaukee. Stretching across the northern shore of the lake, Moultonborough has more Winnipesaukee shoreline than any other town, including the lake's largest island, Long Island. It's quieter and more spread out than Wolfeboro or Meredith, and that's exactly the point for the people who choose to live here.

What to Love About Moultonborough

  • More Lake Winnipesaukee shoreline than any other town
  • Long Island, the largest island on the lake, accessible by bridge
  • Castle in the Clouds, a historic mountaintop estate with 28 miles of hiking trails
  • Large lot sizes and a rural, private feel
  • Moultonborough Academy, a well-regarded public high school
  • The Kona Wildlife Area, hundreds of acres of preserved wilderness with trails and waterfront
  • No commercial overdevelopment; the town has stayed true to its rural character

Real Estate and Homes

Moultonborough is where you'll find some of the most expansive and private waterfront properties on Lake Winnipesaukee. The northern shore of the lake here is less developed than the southern side, which means larger lots, more tree cover, and longer stretches between neighbors.

Waterfront estates are the headline, many with private docks, deep-water frontage, and views that stretch across the open lake to the Belknap Mountains. But the market isn't limited to trophy properties.

Long Island: Connected to the mainland by a bridge, Long Island offers a distinct community within Moultonborough. Properties here range from updated seasonal cottages to year-round homes with private waterfront. The island has its own quiet pace.

Moultonborough Neck and Bald Peak: Some of the most sought-after waterfront addresses in the entire Lakes Region. Large estates, established families, and protected views define these areas.

Inland Moultonborough: Wooded lots, horse properties, farmland, and newer construction. Route 25 runs through the center of town and is the commercial corridor, with shops, restaurants, and services.

Center Harbor Border: Properties near Center Harbor to the west offer waterfront or water-access living with the convenience of being closer to the Route 25/Route 3 corridor and Meredith.

Local Tip: If you want Winnipesaukee waterfront with the most privacy, Moultonborough's northern shore is hard to beat. The lots are larger, the road setbacks are deeper, and the views across the open lake to the south are stunning.

Lifestyle and Local Highlights

Moultonborough is not a nightlife town. It's where you go to be on the water, on the trails, or on your porch watching the sunset over Lake Winnipesaukee. The pace is deliberate, and residents like it that way.

Castle in the Clouds is the town's most well-known attraction. Built in 1913 as the mountaintop retreat of millionaire Thomas Plant, the Arts and Crafts-style mansion sits 750 feet above the lake with panoramic views. The grounds include 28 miles of hiking trails maintained by the Lakes Region Conservation Trust, a carriage house restaurant, an art gallery, and seasonal events. It's open from late May through early October.

The Kona Wildlife Area is another major outdoor asset: hundreds of acres of preserved land with trails through forests and along the waterfront, ideal for hiking, birding, and quiet exploration.

Dining:

  • The Woodshed, a longtime local favorite housed in a historic barn
  • Local restaurants and cafés along the Route 25 corridor
  • For more variety, Meredith is about 15 minutes west and Wolfeboro is about 20 minutes east

Outdoor Recreation:

  • 28 miles of trails at Castle in the Clouds
  • Hiking, mountain biking, and snowshoeing through the Kona Wildlife Area
  • Boating, fishing, swimming, and paddleboarding on Lake Winnipesaukee
  • Nearby ski areas including Gunstock Mountain Resort in Gilford (about 25 minutes) and Waterville Valley (about 40 minutes)

Moultonborough's schools are a strong draw for families. Moultonborough Central School serves grades K-6, and Moultonborough Academy handles grades 7-12. The academy has a solid academic reputation, strong test scores, and a small-school environment that keeps class sizes manageable.
